# TopHap

> Property records, valuations and market statistics for more than 150 million
> US homes, built from county assessor and recorder data and rebuilt nightly.

TopHap publishes a page for every property, building, market geography and
school it holds records for. Pages are server-rendered: the statistics are in
the HTML and need no JavaScript to read.

## What the data is

- Source: county assessor and county recorder public records, plus school
  attendance boundaries and test scores.
- Valuations ("TopHap Estimate") are automated model estimates, not appraisals
  and not asking prices. Nothing on these pages is a listing or an offer for
  sale.
- Distributions, medians and percentile ranks are computed nightly over the
  full housing stock of each geography, not over a sample.
- Sale figures come from recorded deeds, so they lag the transaction by the
  county's recording delay and the most recent months are always incomplete.

families are numbered from 0; https://www.tophap.com/sitemap.xml lists every shard.
