Description: The purpose of building this mechanical room is for compliance and safety. We are relocating a water heater up line from the current one. This places it in our homes crawlspace. After discussions with the permit department I believe pouring a concrete pad approximately 8'x5.5 will be sufficient for building on. We plan to construct a block wall that wraps around 3 sides of the room to prevent soil contact with wood. The 4th side will be at no risk of soil contact and will be the location of the access door. The door will be constructed of 5/8 plywood or an equivalent fire rated door.the block walls will only extend to the height that they need to achieve a soil buffer. A 4 capstone will be used on top of the wall. The wall itself will be reinforced with rebar and concrete adhering it to the pad. The remaining sections of wall will be constructed from 2x4 lumber. They will be anchored to the block wall with expiation fasteners that are within spec of the block tolerances.
