Analyzing comparable properties is an essential part of determining what your property is worth because you can use differences in various features to estimate if your primary property should be more or less valuable than other recently sold homes in your area.
We added a new column to the detailed comparison table of our CMA report that shows the absolute difference between a specific comparable property and the primary property. This update should make it much easier to compare properties more precisely and without mental math.
As you can see, the difference calculation is shown in light gray on the right side of the property column.
If the comp’s value is larger than the primary value, it shows a + icon followed by the value.
If the comp’s value is smaller than the primary value, it shows a – icon followed by the value.
If the values are exactly the same, no value is shown.
Note: Some fields are omitted where a difference calculation does not make sense.
